Managing a portfolio of properties is never straightforward. Last minute issues always arise, such as an 11pm call on a Friday, or a tenant calling about a gas issue you weren’t expecting. Then it’s about working out and remembering which contractor handles what across which postcode.
Improveasy exists to make that problem go away. Our Portfolio Care Service gives landlords, letting agents, managing agents, and estate agents a single point of contact for all property maintenance needs. From your scheduled annual compliance checks to a burst pipe at midnight.
Improveasy’s maintenance and energy services are trusted by some of the region’s most significant
property stakeholders, from local authorities managing large social housing portfolios to private letting
agents overseeing hundreds of residential units.
Poor maintenance isn’t always a vacant property; it’s often the scramble to find a contractor who can get there before issues escalate. It’s the premium you pay for short notice work because there’s no agreed rate with a trusted partner. The follow-up complaint because the repair took three visits to fix properly.
That’s where unmanaged maintenance actually hurts. Emergency callouts arranged at short notice routinely cost 40–60% more than the same job planned in advance. Multiply that across a portfolio of properties and the overspend adds up fast, quietly, and without ever appearing as a single line on a report.
A structured maintenance plan changes the economics. Planned servicing catches problems before they become emergencies. Agreed contractor rates replace ad-hoc callout premiums. And one trusted partner replaces the time spent coordinating multiple trades across multiple properties.
Portfolio Care is Improveasy’s comprehensive property maintenance service. It’s built around four core service areas, each designed to cover a different aspect of what it takes to keep a managed property running properly.

Government funding for energy efficiency upgrades isn’t just for owner-occupiers. Landlords and portfolio managers can access the same schemes, and with Improveasy as an MCS-certified, Octopus Energy Cosy Accredited installer, we can manage the entire process from eligibility check to installation.
What’s available right now: The Boiler Upgrade Scheme offers up to £7,500 towards the cost of an air source heat pump installation. The Warm Homes Plan funds energy efficiency improvements, including insulation and heating upgrades, for eligible properties. Improveasy is an approved installer under both schemes.

If you manage social, affordable, or shared ownership housing, there’s a newer development worth knowing about. Octopus Energy has launched Tenant Power, the UK’s first tariff designed to let both social housing tenants and landlords benefit financially from low-carbon technology installed in their homes.
The way it works: properties fitted with solar panels and a compatible battery system can generate and store their own renewable energy. Tenants receive a discounted energy tariff, savings of up to £200 per year compared to a standard variable tariff, while landlords receive payments for surplus energy exported back to the grid at peak times. It’s a model designed to make investing in green technology commercially worthwhile for social housing providers, not just an obligation.
Tenant Power requires solar PV and battery storage to be installed, and the tariff structure is agreed on a case-by-case basis between Octopus Energy and the landlord. If you’re a housing association or local authority interested in exploring this, get in touch, we can help you understand whether your properties are suitable and connect you with the right conversation at Octopus.
Reliable, responsive and easy to work with. Improveasy delivers exactly what a busy portfolio manager needs - fast, professional, and with minimal admin on our side.
Every piece of work we carry out sits within a framework of certified quality and accountability.
If you’re evaluating maintenance providers for your portfolio, these are the questions that matter.
With Improveasy, a Property Maintenance Plan covers your statutory compliance checks (annual CP12 gas safety, five-yearly EICR), planned preventative servicing, reactive repairs, and emergency call-outs. The exact scope is built around your portfolio's needs, we don't sell you a package that includes things you don't require.
Planned (or preventative) maintenance is scheduled in advance, servicing your boilers before winter, testing fire systems on a schedule, carrying out compliance checks before they're due. Reactive maintenance is the response to things that go wrong unexpectedly: a boiler fault, a leak, an electrical issue. You need both. Portfolio Care covers both.
Three reasons. First, speed, when something goes wrong, you're calling one number rather than trying to remember which plumber covers which property. Second, accountability, one contractor is responsible for everything, so there's no finger-pointing between trades. Third, admin, one invoice, one relationship, one set of reports. For a multi-property portfolio, the time saving alone is significant.
As a minimum: an annual gas safety check (CP12) by a Gas Safe registered engineer, an Electrical Installation Condition Report (EICR) every five years, and the property's structural integrity, heating, hot water, and sanitary systems in good working order. Fire safety obligations also apply. Improveasy manages all statutory compliance checks within our Property Maintenance Plans, nothing falls through the cracks.
Our Emergency Triage Support operates 24/7, 365 days a year. When a call comes in, we begin remote troubleshooting immediately and dispatch a qualified engineer as quickly as possible. The goal is always to minimise tenant disruption and resolve the issue at first visit, which is why we invest in remote diagnosis before anyone gets in a van.
Yes, and it's an underused opportunity. The Warm Homes Plan and the Boiler Upgrade Scheme (up to £7,500 for heat pump installation) are both accessible for landlords with eligible properties. Improveasy is an approved installer under both schemes. Contact us and we'll check what your portfolio qualifies for.
