Landlords must carry out an annual gas safety check (CP12) and an Electrical Installation Condition Report (EICR) every five years. Octopus Energy Tenant Power

If you manage social, affordable, or shared ownership housing, there’s a newer development worth knowing about. Octopus Energy has launched Tenant Power, the UK’s first tariff designed to let both social housing tenants and landlords benefit financially from low-carbon technology installed in their homes. 

The way it works: properties fitted with solar panels and a compatible battery system can generate and store their own renewable energy. Tenants receive a discounted energy tariff, savings of up to £200 per year compared to a standard variable tariff, while landlords receive payments for surplus energy exported back to the grid at peak times. It’s a model designed to make investing in green technology commercially worthwhile for social housing providers, not just an obligation.

What's actually included in a property maintenance contract?

With Improveasy, a Property Maintenance Plan covers your statutory compliance checks (annual CP12 gas safety, five-yearly EICR), planned preventative servicing, reactive repairs, and emergency call-outs. The exact scope is built around your portfolio's needs, we don't sell you a package that includes things you don't require.

What's the difference between planned and reactive maintenance?

Planned (or preventative) maintenance is scheduled in advance, servicing your boilers before winter, testing fire systems on a schedule, carrying out compliance checks before they're due. Reactive maintenance is the response to things that go wrong unexpectedly: a boiler fault, a leak, an electrical issue. You need both. Portfolio Care covers both.

Why use one contractor rather than specialists for each trade?

Three reasons. First, speed, when something goes wrong, you're calling one number rather than trying to remember which plumber covers which property. Second, accountability, one contractor is responsible for everything, so there's no finger-pointing between trades. Third, admin, one invoice, one relationship, one set of reports. For a multi-property portfolio, the time saving alone is significant.

What does a landlord legally have to maintain?

As a minimum: an annual gas safety check (CP12) by a Gas Safe registered engineer, an Electrical Installation Condition Report (EICR) every five years, and the property's structural integrity, heating, hot water, and sanitary systems in good working order. Fire safety obligations also apply. Improveasy manages all statutory compliance checks within our Property Maintenance Plans, nothing falls through the cracks.

How quickly do you respond to emergency callouts?

Our Emergency Triage Support operates 24/7, 365 days a year. When a call comes in, we begin remote troubleshooting immediately and dispatch a qualified engineer as quickly as possible. The goal is always to minimise tenant disruption and resolve the issue at first visit, which is why we invest in remote diagnosis before anyone gets in a van.

Can I get energy upgrade grants for rental properties?

Yes, and it's an underused opportunity. The Warm Homes Plan and the Boiler Upgrade Scheme (up to £7,500 for heat pump installation) are both accessible for landlords with eligible properties.
